The easiest job when it comes to getting the costs of conservatories is the basic pricing for the UPVC structure and insulating glass sealed units for the windows and roof.
A simple lean-to or garden room style conservatory can be purchased for as little as £1,500 to £2,500. Of course, that’s for a model in white which probably has polycarbonate roofing panels, rather than glass.
There are no upper limits, as you could be looking at a free standing structure enclosing a swimming pool or something even larger. But, for the purposes of this blog let’s look at the things that you’ll have to consider when you’re planning your conservatory project and which impact most significantly on price.
The first thing that affects the price is the location. You’ll probably need to have a skip. If you have a driveway or large front garden there’s no added expense.
If you are in a city and have to site your skip in the street, you’re into additional cost.
Then there is the cost of labour. If you live on the south coast you can expect to pay a jobbing builder about £70 per square metre for base work and brickwork.
If you use a reputable company, you’ll have their costs and VAT to go on top. In London, you will pay considerably more and probably have to go on a waiting list.
The style and size of the conservatory will dictate the base work requirements. Apart from the faceted Victorian style, most bases are square or rectangular.
Assuming a level site, you should calculate about 35-40% of your costs will be for the base, so a £10,000 conservatory will need base work costing £3,500 to £4,000. This is a difficult area for guidelines to be effective.
Your choice of brick, from the inexpensive LBC Common to something from a hand made heritage range will be a contributor to overall costs. Also, consider whether the site is sloping or level. Any cost estimates made without benefit of a site survey must assume a level site.
Sloping sites require more digging, waste disposal, materials and labour. The other basic element of the base is electrics. You’ll want some power points and lights. You should be made aware that if you decide to plumb in heating, you’ll need to apply for planning permission for the whole project (electric heaters are OK).
Don’t forget, you’ll need to include floor covering of some description. Tiles are attractive, but they are cold underfoot. Timber can be beautiful but requires another tradesman. The most economical option is a natural fibre matting/carpet such as seagrass. This sort of covering is warm in the winter and always comfortable underfoot.
Choosing from the range of colour options is hugely popular. If you have an older property you might select something from the heritage range such as Chartwell green. If you opt for anything but good old fashioned white, you can expect to pay about 25% more for the UPVC structure.
So the £10,000 conservatory (remember 40% of that cost is the base work) in woodgrain or colour will now cost something in the region of £11,500.
This is an area that tends to make people wary. How do you choose from among the scores of local building companies, one-man-band installers, double glazing companies and assorted others. It isn’t just a matter of price. Sure, the cheapest has attractions, but will they actually turn up when they say they will? Are they really experienced? Do they use good quality materials? And when all is said and done, will they stand by their work?
